Good news from the San Francisco Assoc. of Realtors:

The San Francisco housing market continued to show promising signs of recovery through October 2009. Pending single family home sales jumped to 271 homes in October 2009, which represents a 30% increase in the number of pending sales month over month and a 58% increase year over year. Although greater scrutiny in obtaining a mortgage is expected to extend the time between signed contracts and closings, the sharp rise in the number of homes under contract should lead to strong sales activity going forward.
Pair that with insanely low interest rates and increased availability of FHA Financing and we either have the perfect storm for buying property (housing prices down, interest rates low, people sitting on the sidelines), or getting ourselves back in the same mess that got us here in the first place (people over-extending themselves on cheap money.)

The bottom line is that there have been some promising reports coming out recently, but most of those reports come with an asterisk of warning (potential for increased foreclosures, and caution for borrowing too much money), so if your time horizon is very long, it could be a very, very good time for you to get into San Francisco real estate. I'm looking forward to the day those market reports come without the asterisk.

Nine Million Dollar Views



You ever take a drive down Broadway and think, "Man, I wonder what that home is worth?" Well, we'll make it a little easier on you. Twenty three fourty Broadway recently closed escrow. Asking price, $9,000,000. Sales price not disclosed, sorry.

Okay, here is a little ammo for you when you're driving down Broadway spouting your real estate knowledge to all of your friends. A little list of ALL the activity on Broadway (Available, Pending, Sold, Single Family, Condo). Consider yourself educated.

Comparison Shopping

Bringing back an old favorite (it's fun pouring salt and lime in an open wound after all). Taking a little trek around the world, we find that $9,000,000 buys you this 12,000 square foot home in Turks & Caicos Islands.


I'd be willing to bet the views there are pretty sweet too...that is if you can look up from staring at that gorgeous beach!

Asking price is $685,000 and my clients are extremely motivated to sell. I will be there this Sunday from 2-4pm for an Open House, so please come by or send your friends/family.
